Q:With the basement stairs option in place: 1- What does the square footage of the garage become? 2- In the "entry" hallway between the master and laundry, can those those two intervening doors be removed so it becomes a straight shot between the Great Room and Stairs? 3- How far is the floor of the garage sunk below the rest of the living space... single step?
A:Hello, The basement version has an extended entry hall, which raises the heated footage to approx. 1531 s.f. The basement stairwell is classified as unheated footage, so its not included in the heated footage.
If you order the basement version, the extra door between garage entry and master bed door is eliminated.
You walk in the entry hall from the garage, and there is then a hallway all the way to the great room.
Yes, the garage slab is one step below the main level. The exact distance is to be determined onsite as needed for the slope of your lot. Its between you and your builder to determine.

A:Hello, Beds and utility have 36"x60" windows, 36x36 over master tub, 36x12 hall bath, twin 32"x60" in great room, 32"x36" kitchen, and 48x60 in eating area. Thanks.
Q:Are their any views of this plan with a side entry garage?
A:Hello, We did modify the plan for another client where we changed it to a side entry garage. We have attached an image of the front view from that modified plan. They also eliminated the offset on the front porch to make it just one gable there.. which is also reflected in this image. The attached image has a 22' wide garage.
You could move the doors to the side in the field, but you would also need to enlarge the garage at least 2 feet, and 4 feet if possible to fit full size vehicles which are approx. 20 feet long. 24x24 garage size is ideal for two full size vehicles.

Q:could i run the kitchen along the back wall leaving the porch door where it is then put the eating area in between the kitchen and great room? placing the pantry somewhere else as well. Thank you Julie Schuster
A:Hello, We could place kitchen counters all along the rear wall of the kitchen/eating area, then we assume you would want to remove the wall behind the pantry too.
This layout is going to leave you with about 8'-6" depth, from the new rear counters to where the great room begins. So it would be tight. We would recommend taking in the rear porch to enlarge the kitchen/eating area, and provide an extra five feet depth for the table area. You could add on a new porch behind that if you prefer.
