A:Hello, This plan package includes the following content-
Cover page with rendering
Foundation plan with typical footing details
floor plan with door and window sizes, and ceiling joists size and layout
four exterior views of the exterior
roof plan, typical wall section, misc. structural details as needed
electrical lighting, outlets, switches layout
interior cabinet drawings, including a drawing of the fireplace area, and one option for the mantle.
Garage section, and full cross section through the middle of the house
The plans do not specify whether there is crown molding inside each room, or other interior finishes such as floor coverings, paint colors, etc..

Q:Are the flex space walls load bearing?/ could they be replaced with columns?
A:Hello, Any wall can be removed or replaced with columns. Load bearing walls are irrelevant when working with house plans, since they are not yet constructed. We can just rework the loads, and add beams as needed to make just about any layout work.
So yes, you could easily replace the wall with a beam and have columns. That’s easy to do onsite.

Q:What color would you say the exterior of this house is? My husband and I are considering this plan and have looked at similar plans by this designer, we also like this look the best with the stone and the color and would like to try and duplicate the color scheme as close as possible. A:Hello Yvonne, I am the designer of this plan. It is an olive color of some sort. Its not anything in particular. We outsource our renderings to a third party, and we just told them to make it “green” like this and they just came up with this shade of green. If you have access to a color photo printer, you can print out a color copy of it, then take that to a paint store and they have equipment there to mix paint to exactly match anything you bring them. So if they can have a color photo, then you can have your paint color. You can also hold up samples next to the screen for color matching. I wish we had a color code for you. Good luck and God bless!
